Ending Your Tenancy

To end your tenancy you must give us four weeks' notice in writing.  Your tenancy will normally end on a Sunday and you will hand in the keys to us by 12 noon on that Monday unless we have agreed otherwise with you.

 

If you leave the property without telling us, you will still be liable to pay four weeks' rent.  You will have to make special arrangements before you leave if you have a lodger or a sub-tenant.  You should get advice from a solicitor or the Citizens Advice Bureau.  You must not leave anyone living in the property when you end your tenancy unless we have already agreed in writing that you can assign (lawfully transfer) it to them.

 

Please don't return keys by post, as they could get lost.  We will continue to charge rent until we get the keys back.

 

Mutual Exchanges

What is a Mutual Exchange?

This is where tenants swap homes with each other, with their landlords' consent.  Sometimes exchanges involve more than two properties.

 

If you are an assured tenant, you have the right to exchange your home with another tenant from the same housing association, or a council tenant, or a tenant from a different housing association, provided they are secure or assured tenants.

 

Also:

  • You must have written permission from your landlord.
  • The other landlord must give permission for the exchange.
  • The exchange must not result in too few people in a property (although you may be allowed to have one bedroom more than you need).
  • If you have rent arrears, you must make an agreement with your Housing Officer to pay off what you owe.
  • Your landlord must not be applying to repossess your home.
  • You must have kept your home up to a good standard.
  • You should not move to a home with special features that you don't need but the other person does (for example, adaptations for someone with a disability). 

 

Homeswapper

Synergy Housing Group has a partnering agreement in place with Homeswapper.

Homeswapper is an online service that can help social housing tenants to do a house swap.  Tenants of Synergy Housing Group can register for free and search thousands of house swaps throughout the UK.  Our offices have a tenant resource room for you to use to register, alternatively we can send you an application form by post and Homeswapper will alert you of possible home swaps via a text messaging service.  If you require any further information or assistance please contact the Customer Services Team.
